The Ultimate Move-Out CleaningChecklist (Get Your Deposit Back)

June 24, 2026  ·  6 min read

NYC landlords are notorious for keeping security deposits. The average NYC security deposit is $3,500 — and landlords will deduct for anything they can. "Cleaning fees" are the #1 deduction, often inflated to $300-$500 for what should be a $150 job. Here's the room-by-room checklist that leaves nothing for them to complain about.

The NYC Deposit Trap

NYC landlords must return your deposit within 14 days (NYS law). If they deduct, they must provide an itemized receipt with actual costs — not estimates. Take photos of everything before you hand over the keys.

✅ Room-by-Room Checklist

🍳 Kitchen

Deep clean inside oven — use oven cleaner the night before
Degrease range hood, filter, and exhaust fan — landlord #1 spot check
Wipe inside and on top of all cabinets and drawers
Clean inside refrigerator and freezer — defrost if needed
Descale sink, faucet, and remove hard water stains
Wipe all countertops, backsplash, and outlet covers
Sweep and mop floor, including under appliances (pull them out)
Remove all food — pantry must be completely empty

🛁 Bathroom

Scrub and descale shower, tub, and glass doors
Remove all mold/mildew from grout, caulking, and corners — landlord #2 spot check
Clean toilet inside and out — including behind and around the base
Wipe mirror, medicine cabinet, and vanity — inside and out
Remove hard water buildup from faucets and showerhead
Clean exhaust fan cover — dust kills these fast
Sweep and mop floor — get into the corners
Take down any adhesive hooks — patch small holes if needed

🛋️ Living Room & Bedrooms

Dust and wipe all baseboards, window sills, and door frames
Clean windows inside and out — landlords check for streaks
Remove all nails, hooks, and wall anchors — patch and paint over
Vacuum and mop floors — carpet should be professionally cleaned if pet was present
Wipe all closet interiors — shelves, rods, and corners
Clean light fixtures, ceiling fans, and air vents — dust first, then wipe

🚪 Entryway & Hallways

Wipe front door — both sides — and door frame
Clean all doorknobs, light switches, and outlet covers throughout
Sweep and mop entry floor — first impression matters
Remove all personal items, shoes, coats

🧱 Final Touches (Do These Last)

Take out all trash and recycling — apartment must be empty
Run a final vacuum/mop of all floors after everything is out
Take dated photos of every room, closet, and appliance — your proof
Do a walkthrough if possible — ask landlord to sign off
Turn off all lights, lock windows, set thermostat to 55°F (winter)

👀 The 5 Things Landlords Check First

1

Oven and range hood

If these aren't spotless, the landlord assumes you didn't clean anything else.

2

Bathroom grout and caulking

Mold here is an automatic deduction. Use a mold-specific cleaner or re-caulk if needed ($15 in materials saves $200 in deductions).

3

Behind appliances

Pull the fridge and stove out. The dirt back there accumulates for years — and the landlord knows it.

4

Windows and window tracks

Clean windows = you cared. Dirty window tracks = automatic deduction for 'deep cleaning required.'

5

Walls without patch-ups

Tiny nail holes are normal wear. But if there are 20+ holes from your gallery wall, patch and paint — or they'll charge $50+ per patch.

💰 DIY vs Hiring a Pro — The Math

Doing It Yourself

  • $40-80 in cleaning supplies
  • 4-8 hours of your time (for a 2BR)
  • Risk: missing hidden spots → partial deposit loss

Hiring Bright Fresh

  • $160-$380 depending on size
  • 3-5 hours — we handle everything
  • Proven deposit-return track record

If your deposit is $3,000+, paying $250 for a pro cleaning that guarantees you get it all back is a 12x return on investment. Doing it yourself and losing $300 in deductions over a missed spot? That's a loss.
